We are excited to share that we use a new management program called Managed, which allows landlords to receive their disbursements instantly as soon as the tenant makes a payment. This system eliminates any money handling concerns as all transactions are managed directly by Westpac Banking Corporation, ensuring a seamless and secure process.

Additionally, we utilize Inspection Express to enhance our property inspections, which we conduct every 3 months. This advanced tool enables us to capture 360-degree images of each room, creating a 'walk-through' experience that provides a thorough and transparent view of your property.

LEASING AND
MANAGEMENT
OVERVIEW

LEASING

Our leasing services are second to none and as your leasing agent we will lease yourproperty as soon aspossible to the best possible tenants. To achieve thisoutcome, we will take the following steps:

  • Photographs of your property (professional photography).
  • Your Portfolio Manager will craft an advertisement for your property.
  • The property will be advertised online and a lease sign can be erected in front of the property.
  • Open for inspections and private appointments will be arranged.
  • You will receive a full report of enquiries, open houses, and private viewings with feedback.
  • Your Portfolio Manager will receive, review and process all lease applications.
  • Suitably qualified applications will be discussed with you.
  • Once you have approved and accepted a tenant for your property, the Portfolio Manager will take a holding deposit and arrange a date to sign the lease.
  • Your Portfolio Manager will arrange for a property inspection prior to signing the lease.
  • Your Portfolio Manager will ensure that the tenant signs the lease, pays the bond and moves into the property.

MANAGEMENT

If you select Century 21 to be both your leasing and management agent, your Portfolio Managerwill ensure that all leasing steps outlined areundertaken. He orshe will then perform the followingmanagement services for you, during the tenancy:

  • Collect the rent throughout the tenancy.
  • Manage any instances of rent arrears.
  • Perform periodic inspections of the property.
  • Arrange for repairs and maintenance of the property.
  • Arrange for payment of council rates, repairs, maintenance and insurances from rental money if required.
  • Liaise with tenants and strata bodies during the tenancy.
  • Arrange for an outgoing inspection when the tenant terminates the rental agreement.
  • Releases the bond to the outgoing tenant.
  • Once vacated, the property is re-advertised and leased as outlined in the previous section.
  • The value of the property can be appraised annually (optional).
  • Your Portfolio Manager will advertise your property and ensure that it is leased as soon as possible.

SELECTING THE
RIGHT TENANT

We understand that selecting the most suitable tenants is of prime importance for property investors. As such the Century 21 applicant screening process is very detailed, ensuring that a tenant can adequately meet their responsibilities as laid out in the Tenancy Agreement. The selection of a suitable tenant is performed in accordance with Australian laws regarding discrimination, as well as the Residential Tenancies and the Privacy Acts. Your Portfolio Manager will do everything possible to make sure that they find the best tenants for your property, ensuring that you enjoy a worry-free investment.

Your Portfolio Manager will perform the following steps, keeping you informed along the way:

  • Collate all rental applications from prospective tenants.
  • Check and confirm each applicant's previous
  • rental references, along with confirming their employment and income.
  • All suitable applications are presented to the investor, along with the recommendations of your Portfolio Manager.

LEASING RIGHTS AND
RESPONSIBILITIES

THERE ARE LAWS THAT ALL TENANTS AND LESSORS ARE BOUND TOABIDE BY. AS SUCH, IT IS IMPORTANT THAT BOTH PARTIES UNDERSTAND WHAT THEIR RIGHTS AND RESPONSIBILITIES ARE BEFORE, DURING AND AFTER THE TENANCY.

LESSOR'S RIGHTS
  • Rent must be paid by the tenant on time and in the way outlined in the agreement;
  • Any damage caused by the tenant or by their guests must be paid for by the tenant;
  • Tenants must abide by the terms of the tenancy agreement;
  • The premises must not be used for any illegal purpose;
  • The main purpose of the premises is for residential purposes unless otherwise agreed.

LESSOR'S RESPONSIBILITIES

  • The lessor must ensure that the premises are clean and fit to live in at the start of the tenancy and throughout the duration of the tenancy;
  • The tenants need to be provided with reasonable peace, comfort and privacy in the premises;
  • The premises are required to be reasonably secure and tenants must be provided with a key for each lock;
  • All charges, levies, premiums, rates and taxes payable for the premises are to be paid by the lessor;
  • The costs of preparing the tenancy agreement are covered by the lessor;
  • Laws regarding the health or safety of persons using or entering the premises are to be complied with;
  • The premises and inclusions must be maintained in good repair.

INGOING AND OUTGOING INSPECTIONS

A full inspection of your property is performed by your property manager prior to tenants moving in. An ingoing report will detail the

property’s existing condition.

At the end of the tenancy, an outgoing inspection and report will occur. The property condition is compared to its initial condition using the ingoing inspection report. The property manager will ensure that the property has been left in a satisfactory condition, before the tenant’s rental bond is returned.

MAINTENANCE

It is inevitable that something will need repair or require servicing during the course of the tenancy. We are able

to remove the stress of organising maintenance, repairs and quotes by handling this on your behalf using reliable
and affordable licensed tradespeople.

PERIODIC INSPECTIONS

Regular inspections occur during the tenancy. The timeframe is dependant on the individual property. Your

property manager with generate a full report containing:
  • The property's general condition;
  • Immediate repairs that my be required;
  • Preventative measures for maintenance issues, for example refurbishment suggestions that would be beneficial to the investor and tenant.

RENT REVIEWS AND INCREASES

We will ensure that you maximise your property's potential by conducting periodic reviews and looking at the rental prices of comparable properties in the market. These reviews may be performed at the end of a tenancy, during periodic inspections or on a twelve‑monthly basis. Should a rental increase be recommended, you will be contacted by letter.

Rent cannot be increased during a fixed term agreement unless a special condition is stated in the agreement.

NEXT STEPS

Form 6 Details and Change of Property Manager

1. Finalise the appointment of Century 21 Solutions as agents for the property management of your investment. In order for us to send out a Form 6 Property Manager Appointment form please click the link below to fill out all the required details.


2. If the property is currently managed by another agency, you will need to provide 30 days written notice of the transition. We have attached an example letter for you to send to your current property manager.


3. If the property is currently vacant we recommend completing the following to ensure a smooth start to the rental process.

  • Smoke alarms are installed to the current standards - if you have any concerns, we work with Property Compliance Australia who can complete an inspection and provide a compliance report. Property Compliance Australia also offer an annual subscription which covers any call outs or required inspections during the year, this is included in their inspection cost.
  • Minor repairs - are there any minor repairs that need to be completed? Do all the air conditioners, fans and lights work? Do all the doors shut and lock correctly? Is the fence in good working order? We recommend getting even the small jobs completed before a tenant moves in so everything is in proper working order and we can maintain this standard thoughout the tenancies to come.
  • Bond clean the property - we recommend a full bond clean in order to set the standard for each tenant to come and how we expect the property to be returned at the end of each tenancy. 
  • Yard maintenance - we recommend ensuring the yard has been recently mowed, and the gardens maintained so that the tenants know how we expect the yard to be maintained at throughout the tenancy.
  • Landlord insurance - landlord insurance is a must as it covers you in the case of damages and any legal liability from the tenants. We highly recommend getting the addition of a loss of rent addition to your cover.

4. Once the property is ready to lease we can start the leasing process and help you to choose the right tenant for your property.
